#1 Know Your Budget! - The first step in doing so is to talk to a mortgage broker to get a pre-approval. This will establish your "shopping range".

#2 Know Who You Are! - Are you a handy person? Do you have time to take on home projects or repairs? Are you good at budgeting for these projects/repairs? If the answer is yes, buy a detached home. If not, a strata property is your best bet. All the expenses/budgeting is taken care of with a "monthly strata fee".

#3 Know Your Goals! - Is this home a short term investment home, or a long term home to settle roots in? This will impact the neighborhood, size and type of home you buy.
